choosing the perfect location

When evaluating where to purchase your next home start by considering your lifestyle and future needs. Here’s some questions to help get you started:

  1. What is your BUDGET? Be sure to consider:

    (a) the highest loan amount you qualify to borrow—you’ll want to know this even if you don’t plan on spending that much on the purchase of your next home;

    (b) what you’re comfortable spending on homeownership expenses such as monthly mortgage payment, property taxes, maintenance, utilities, and insurance. Avoid becoming “house poor” which happens when someone spends too much of their total monthly income on homeownership expenses. This makes it difficult or impossible to achieve other financial or personal goals and often results in resentment toward the property that stands in the way of a lifestyle a family enjoys.

  2. What kind of FINANCING are you wanting? USDA loans, which require zero money down, are only available for purchasing property outside Springfield city limits.

  3. Does your employer have a maximum COMMUTE time or distance you’re not allowed to exceed?

  4. Is being close to emergency MEDICAL SERVICES and healthcare providers important to you?

  5. Is a specific SCHOOL DISTRICT important to you? Will you need to be on a school bus route?

  6. Will you be SHUTTLING your kids to sports, drama, music lessons, or jobs during school and summer break?

  7. Do you prefer a subdivision with (or without) an HOA?

  8. Do you want a subdivision with a NEIGHBORHOOD SWIMMING POOL? What other neighborhood AMENITIES are important to you?

  9. Where will you be spending most of your TIME?

  10. Are you a CARE PROVIDER for a family member living in the area?

  11. Will you be RELYING ON FAMILY in the area for help such as babysitting?

  12. What best fits your lifestyle—URBAN, SUBURBAN, or RURAL?

  13. Do you have a preference about the TYPE OF ROAD you and your family live on—and will travel frequently—gravel, rural blacktop, 2 to 4 lane city roads, suburban roads, state highways (like Hwy 60 & Hwy 65), or the I-44 corridor?

  14. What amenities are important to have WITHIN A 15 MINUTE DRIVE—local churches, parks, lakes, rivers, greenway trails, grocery stores, gas stations, shopping, restaurants, banking, medical services?

  15. What OTHER LIFESTYLE CONSIDERATIONS are important to you when it comes to choosing the location where you will look for a home?
